Total investment required is between $7,000 and $13,000 with each home being sold to the tenant buyer in 12 months with a pre-agreed upon price in writing, resulting in a gross profit between 85% and 135% cash on cash.
Risk is minimal because tenant/buyer starts rent income after home closing for immediate positive cash flow; positive cash position after only 2 months is between $2,800 to $4,300; home is new, in good location, priced below market, tenant/buyer agrees to sales price in 12 months up front.
